If you’ve been following the journey of the Royal Clarence, you’ll know we’re passionate about bringing this iconic building back to life. Not just as it was, but as something even more meaningful for Exeter.
We’re excited to share that we’ve just submitted a minor planning amendment to improve how the inside of the building is laid out. Don’t worry, the outside stays exactly as approved. These tweaks are all about making the inside smarter, more beautiful, and blend the old with the new.
So what’s actually changing?
Preserving History, Thoughtfully
At the heart of these changes is one simple goal: showcasing the remarkable remains of the Royal Clarence in a way that does them justice.
We’re introducing a new staircase and internal light well that will wrap around some of the original, fire-scarred timbers left behind after the 2016 blaze. These won’t be hidden or boxed in – they’ll become a visible feature in every apartment. A powerful reminder of the building’s story, preserved in plain sight.
Easier to Build, Better to Live In
The updated layout also makes sure the project is safe, energy efficient and of the highest quality. We’ve also added more two-bedroom apartments (something we know is in high demand) and kept all the homes originally approved.
Designed With Heart (and Local Materials)
As always, we’re bringing that NooKo touch to the interiors. Our in-house designer Letty (yes, she’s part of the family!) will be using reclaimed, recycled, and sustainable materials, some salvaged from the building itself, to make sure every home feels rooted in its past and future.

These design tweaks didn’t happen in a vacuum. They’re the result of months of close collaboration with:

What’s Next?
The amendment is now in with Exeter City Council, and we expect a decision by November.
In the meantime, we’re continuing prep behind the scenes to get everything ready for construction, and to make sure this next chapter of the Royal Clarence is one Exeter can be proud of.
