When NooKo took on the restoration of Concord House, one of Exeter’s historic landmarks, we faced a significant challenge: cladding issues that posed serious safety risks. As part of our commitment to transparency and community safety, let’s delve into what these cladding issues entail and why they demand urgent attention.

Cladding, in essence, refers to the external layer of a building, often installed for insulation and aesthetic purposes. At Concord House, the original cladding consisted of timber frames with layers of foam and polystyrene insulation. While cost-effective and somewhat visually appealing, this combination is highly flammable.

The critical concern with such cladding configurations is the rapid spread of fire. The absence of firebreaks between the timber and insulation means that once a fire starts, it can quickly engulf the entire building. This was a significant risk highlighted in the aftermath of incidents like the Grenfell Tower tragedy, prompting regulatory scrutiny and safety reassessments across buildings with similar cladding setups.

Upon taking over Concord House, our immediate priority was to mitigate these risks. We undertook a thorough assessment and swiftly began the process of removing and replacing the combustible cladding materials. This involved meticulous planning and execution to ensure that every step adhered to the highest safety standards.

Our approach was not just about compliance; it was about safeguarding lives and revitalising a community asset. The safety of future residents and the broader neighbourhood is paramount in every decision we make.

Through collaborative efforts with regulatory bodies and local authorities, we are transforming Concord House into a safe, modern living space. This project exemplifies our commitment to responsible redevelopment, where safety, sustainability, and community well-being are non-negotiable principles.

As we continue this journey, we invite you to stay informed and engaged. Together, we are making strides towards creating safer, thriving communities where everyone can feel secure and proud to call home.
