The Royal Clarence Hotel has always been more than just a building. It’s a symbol of Exeter’s rich history and a cherished landmark. Dating back to 1769, it was England’s first hotel and has stood as a testament to the city’s elegance and resilience.

From hosting important events to offering the finest views of Exeter Cathedral, the Royal Clarence has been a part of countless stories, making it an iconic fixture on Cathedral Green.

Over the centuries, this Grade II-listed gem evolved alongside Exeter. It introduced the city’s first cocktail bar in the 1930s, witnessed meetings that brought gas lighting to Exeter’s streets, and endured the devastation of World War II. Its walls have been a part of Exeter’s most precious moments.

But its history is also marked by tragedy.

In 2016, a fire in an adjoining building spread to the hotel, leaving the Royal Clarence a shell of its former self. The loss was deeply felt by the Exeter community, who rallied together in support of emergency crews and one another.

While the façade and structure bore the scars of the flames, the spirit of the Royal Clarence remained unbroken.

Bringing the Royal Clarence Into the Future

NooKo is honoured to be at the forefront of restoring the Royal Clarence. With years of expertise in transforming historic buildings, such as Concord House and Paternoster House, into modern, sustainable spaces, we’re committed to giving this landmark the care and attention it deserves.

Our vision for the Royal Clarence blends preservation with progress. We aim to restore the original façade to its pre-fire charm while introducing high-quality residential apartments and vibrant commercial spaces on the ground floor and basement.

This redevelopment will not only revive the building but also enhance Cathedral Green as a destination for locals and visitors alike.

Energy efficiency and innovation are also key. Our redevelopment of Paternoster House included solar panel installations, and we’re bringing the same dedication to the Royal Clarence, integrating modern compliance with heritage restoration.

The apartments will reflect thoughtful design, offering elegant living spaces that respect the building’s history. Fully occupied residential units will bring more life to the city centre, increasing footfall and supporting nearby businesses.
