Royal Clarence - Exeter’s most iconic landmark
The Royal Clarence: a landmark restored. Overlooking the magnificent Cathedral Green, the Royal Clarence reclaims its position as Exeter’s finest residential address. NooKo is restoring the Grade II listed building as an exclusive collection of 25 private residences, with 1, 2 and 3 bedroom apartments available: a rare opportunity to own a piece of the city’s storied heritage, reimagined with unparalleled sophistication for modern living. A £21 million project, it combines the building’s rich heritage with sustainable, modern design.
Dating back to 1769, the Royal Clarence has witnessed centuries of history, from introducing gas lighting to Exeter’s streets to hosting one of the country’s first hotels. After a devastating fire in 2016, the building was left as a shell, but the spirit of the Royal Clarence remains unbroken.
Work started on site in January 2026 and full planning permission was granted in October 2026. The show apartment, with interiors by Penrose Tilbury, opens by private invitation in early 2027, and the building completes at the end of 2027.

Restoring a Landmark
The restoration blends preservation with progress. Key features of the project include:
- Restoring History: The façade is being restored to its pre-fire elegance. The crest will be recreated from the original mould, and the signwriter who painted the lettering on the old building will repaint it on the finished one.
- Modern Living: 25 apartments offering contemporary comfort while celebrating the building’s architectural legacy.
- Vibrant Spaces: New commercial spaces will enhance Cathedral Green, contributing to Exeter’s thriving city centre.
Sustainability and Community Impact
At NooKo, sustainability is at the heart of every project. The Royal Clarence restoration prioritises environmental responsibility and community collaboration. Key initiatives include:
- Energy Efficiency: Upgraded insulation and renewable energy solutions inspired by Paternoster House, including potential solar panel integration.
- Local Collaboration: Partnering with Exeter-based tradespeople and suppliers to keep resources within the community.
- Material Reuse: Salvaging and repurposing materials wherever possible to reduce waste and honour the building’s history.
This redevelopment not only restores a cherished landmark but also contributes to Exeter’s local economy and global sustainability efforts.
